We get asked lots of questions from homeowners during the journey of us purchasing their property. Below is a list we’d like to share to give you an insight into the responses we have given.
+ How much will it cost me?
We pay for all the costs associated with the transaction. This ensures that you don't have to spend any money. We can do this because we have multiple sites active at one time and can spread the risk across our portfolio.
+ When will you issue me an offer?
We like to return you an offer within 2 weeks from our initial meeting
+ I know nothing about planning, will I need to get involved?
We know the processes and challenges and how to solve them. We will involve you in the design as much as you'd like.
+ When do I get paid the money?
The money is paid when the purchase is complete. This can be against the property as it is, or once we receive planning permission.
+ How long do I have to decide?
There is no obligation to proceed. We'll send you an offer and then it's for when you're ready to let us know.
+ I want to sell all of my property, not just that highlighted.
We're open to all suggestions. Feel free to discuss with us further.
+ I don't want to move house, but I'm interested.
We are currently working with some homeowners that want to unlock their development potential but don't want to move. We have therefore agreed they will move into one of the new homes. That way they receive a new home in the same location.
+ Sounds great, but how does it work?
We tailor our offer to each homeowner. Generally, these are in the form of two options.
Option 1 - You're not in a rush and can wait whilst we obtain planning. This is the best for homeowners financially. We agree on an option where Verge Group can purchase the land at an agreed price should we achieve planning permission.
Option 2 - You want to sell quickly and aren't don't want to wait for us to obtain planning permission.
+ How long does it take to get planning?
The councils state on average within 13 weeks.
